A former gas station and repair garage in Willingboro could soon be transformed into a convenience store and Pizza Hut, according to plans submitted to the town’s zoning board.
Hargun Inc., the applicant for the project, has filed for both preliminary and final approval of a major site plan, along with bulk and use variance relief, for the property at 102 John F. Kennedy Way, located in the B-3 zone. The existing gas station would remain operational as part of the development.
The property, situated at the intersection of John F. Kennedy Way and Beverly Rancocas Road, is directly across from an existing Sunoco gas station and repair garage. It also backs up to Garfield Park and is about half a mile from Willingboro High School.
The proposed development would cover approximately 19,771 square feet and reuse the current building to house a 21-foot-tall, one-story convenience store. The store would be branded as a Harmon’s Market, with a Pizza Hut occupying roughly 1,871 square feet of the space. The gas station would continue to operate alongside the new businesses.
The plans also include accessory improvements, such as new sidewalks, parking area restriping, and accommodations for ADA accessibility. Additionally, illuminated facades and wall-mounted signs are proposed for the convenience store.
To move forward, the applicant is requesting variance relief for the combination of two principal uses on a single lot, as well as relief for issues related to signage, parking space requirements, lot area, and rear yard setbacks.
A public zoning hearing to discuss the proposal is scheduled to take place soon. The application and supporting documents are available for review at the Willingboro Township Municipal Complex, located at One Dr. Martin Luther King Jr. Drive.
