Bub and Grandma’s, a well-known bread purveyor from Los Angeles, is set to open a New York-style pizzeria in Highland Park in 2025. The new restaurant, named Bub and Grandma’s Pizza, will occupy the former location of Town Pizza, which closed on September 7.
Andy Kadin, the founder of Bub and Grandma’s, is bringing his passion for pizza to the new venture. Originally from New Jersey and with a background in New York pizza culture, Kadin began his bread business in his Mt. Washington home in 2015. He used Town Pizza’s ovens in the early days of his bread-making venture. Since then, Bub and Grandma’s has grown to serve over 175 wholesale accounts and has popular stalls at the Hollywood and Culver City farmers markets. In 2022, Kadin also opened Bub and Grandma’s Restaurant & Bakery in Glassell Park.
The pizzeria will feature 18-inch New York-style pies inspired by East Coast pizza parlors. The pizza will have a crunchy exterior, airy center, and a leopard-like pattern on the bottom. Toppings will include traditional options such as pepperoni, mushrooms, sausage, onions, garlic, and fresh basil. Kadin draws inspiration from notable pizza spots like L’Industrie, Scarr’s, Grimaldi’s, Di Fara, and Star Tavern.
Initially, Bub and Grandma’s Pizza will offer pizzas by the slice and whole pies for takeout, with a few outdoor seats available. After the kitchen is fully operational, the 3,000-square-foot space will be updated to include in-house dining, beer and wine service, and a photo booth from the former Town Pizza.
Located next to Donut Friend, across from Joy, and near the new Ggiata Delicatessen and expanded Belle’s Delicatessen & Bar, the pizzeria will be part of a growing wave of new businesses in Highland Park. The area has seen rapid gentrification, leading to concerns among longtime residents about displacement.
Kadin aims to maintain a genuine connection with the community by continuing a tradition from his Glassell Park location. Locals will receive branded keychains offering a 5 percent discount at the restaurant for life.
“It’s important to me that what we’re doing is authentic and real, and not just a money grab,” Kadin says. “We want to ensure we have a true connection with our customers and meet their expectations.”
